How do I go about seeing an available property? If the property is vacant and unfurnished we have a convenient key check out program. You come by our office at 65 Charlotte Street between the hours of 9 – 4, Monday – Friday and pay a $50 key deposit, we make a copy of your valid ID and you view the property.  You must make sure to turn lights off and lock up.  When you return the keys we refund the $50.00.  If it is occupied we will give you the occupants’ phone number and you simply schedule the appointment with them.  If it is furnished and for special circumstances you need to call the office (828) 251-9966 to schedule an appointment.

 

I like it, what’s the next step? You need to complete an application and pay the application fee.  You may download the application from our website and pay check or credit card on our site,  we can fax it to you, or you may come by the office.  Applications will not be processed without the fee and all necessary documentation.  Once you turn in a complteted application for all prospective tenants it takes 24 – 72 hours to approve or deny.  This time is necessary to verify rental history or employment, so please make sure that those people are expecting our call.  See the MAKE APPLICATION page for details. 

 

What if there is another application?  We only process one application at a time and rent to the first qualified applicant.  Time is of the essence. Once we receive your application and fee we date and time it.  We do not consider other applicants until we either approve or deny your application.  If there is another applicant in front of you, you still need to pay the application fee with your application so if the first one is denied we may immediately begin processing your application.  If the first applicant is approved we either refund your fee or hold it if you’d like to consider another property.

 

What happens after I’m approved?  We will contact you to schedule a time to come in to review and sign the lease and pay your security deposit within 72 hours of approval notification.  If you live out of the area we can email or fax the lease and you may return by overnight mail. Once again time is of the essence because until we have a security deposit we continue to market the property for rent.

 

Is the application fee refundable? Once we run the background check the fee is non refundable regardless if you are approved or denied.  If you are concerned about being approved you should discuss your situation with us before we process your application.

 

May I have a cosigner?  If you do not qualify on your own because income requirements are not met it is possible that you may have another qualified person (an example would be your parents) sign on the lease with you. They must also complete an application and pay the fee, and will have the same rights and priveliges as the tenants living in the house.

 

How much is the security deposit?  The standard security deposit for folks with a good clean background is equal to one and a half's months rent.  If you do not have an established rental history, employment or blemishes in your past the deposit may be equal to two month’s rent and advance rent may be required.

What are your office hours? Monday - Friday 9:00 am - 5:00 pm.  If you wish to view property or move in on the weekend you must make arrangements during regular office hours.

 

How long can you hold a property? In general the maximum time we can hold a property for is 30 days with a security deposit.  If you back out prior to move in the deposit is nonrefundable. If you wish to hold it longer you will need to begin paying rent.  Some properties may not be available to hold.

 

How long are your leases?  Our standard lease is one year.  The shortest term for regular rentals we will even consider is three months.  Anything less than one year will incur an addtional monthly fee, which will depend on the property and the length of the lease.

How often do you update your website?  We update the photo listings on a daily basis, the For Rent List is updated each Thursday.

What area do you service?  We have properties as far north as Mars Hill, south Arden/Fletcher, east Oakley/Swannanoa and west to Candler.
