• Rate Analysis - We will analyze the market and visit your property to advise you on the highest rental rates, while considering your time frame and make any suggestions for improving your property's rentability.
• Marketing - Our marketing strategies will keep your occupancy and tenant retention rates high.  Our comprehensive plan starts with a yard sign, flyers, notice to tenants and owners, advertising in the Iwanna and Mountain Express both print and online, and most importantly the internet.  We are paid advertisers of Google and Yahoo (including the search engines they oversee like AOL, MSN, etc), we advertise on other websites; both banner and property specific listings, and of course a featured listing on our website which averages over 300 visitors daily.
• Tenant Screening - Once we secure an interested party we handle the application process for you.  We do a nationwide criminal and civil background check and verify employment and lease history.  This is perhaps one of the most important reasons to use a professional manager. 
• Lease Administration - We  complete and explain the lease agreement and handle the security deposit.  Each month we take care of rent collection and reporting to you.  If the rent has not been paid within 5 days (grace period allowed by law) we automatically send out late notice charging 5% late fee (maximum allowed by law) and it serves as their 13 day eviction notice.  If they don't pay we begin the eviction process.
• Maintenance - When the tenant decides to call at 9:00 on Sunday night we take care of that call for you.  We have a full time Maintenance Crew who are subcontractors and been in maintenance for over 20 years in Asheville.  We also employ a Make Ready Subcontractor, a Cleaning Crew and Landscapers. 
• Move In/Outs - We have a high Make Ready standard to which we hold our tenants as well as our subs and owners.  When a tenant vacates we determine what is normal wear and tear versus damage and disburse the tenant's security deposit.
